What fire inspectors check in Emigrant
Preparing for a fire inspection? Here's what inspectors typically look at — based on NFPA codes and the International Fire Code adopted in Montana.
Fire Extinguishers
Portable fire extinguishers must be professionally inspected at least once a year. Inspectors check that every unit is properly mounted, accessible, correctly typed for the hazard area (Class A, B, C, or K), and has a current signed inspection tag. Pressure gauges must read in the operable range. Units also require a six-year internal examination and periodic hydrostatic testing.
Smoke & CO Alarms
Smoke detectors are required on every level and in all code-specified locations. Batteries must be replaced at least annually. Units older than 10 years should be replaced entirely. Carbon monoxide alarms are required near sleeping areas and wherever fuel-burning appliances are present.
Exits & Signage
All exit routes must be clear, unobstructed, and accessible at all times. Exit signs must be illuminated and functioning. Emergency lighting systems must be operational to guide occupants out during a power failure.
General Fire Safety
Electrical panels require a minimum of 36 inches of clearance. Extension cords are for temporary use only — not as permanent wiring. Flammable materials must be stored properly and kept away from heat sources. The building address number must be clearly visible from the street for emergency responders.

Common questions
Quick answers to what people ask us most.
- How often do fire extinguishers need to be inspected?
- NFPA 10 requires a professional inspection at least once per year. We track due dates for every client and reach out about a month before your inspection is due — so you never have to remember or chase it down yourself.
- What happens if I fail a fire inspection?
- You'll get a correction notice with a deadline to fix the issues. The most common failures we see are expired extinguisher tags, missing or dead smoke detectors, and blocked exits. Most of these are quick fixes — give us a call and we can usually get you back in compliance within a few days.
- How often should smoke detectors be replaced?
- Smoke detectors should be replaced every 10 years, per NFPA 72. Batteries should be replaced at least once a year — more often in rental properties or buildings with higher turnover. We handle both battery swaps and full unit replacements.
- Do you service ranches and rural properties?
- Absolutely. Ranches are some of our favorite jobs. We serve rural properties throughout Park County, Gallatin County, and the surrounding area — distance isn't a problem for us.
- Can you handle bulk inspections for property managers?
- Yes. We work with property management companies and vacation rental operators across the area. We schedule bulk inspections across multiple properties, keep all your records organized, and make sure every unit stays compliant.
- What areas do you serve?
- We're based in Livingston, Montana and serve Park County, Gallatin County, and the surrounding area — including Bozeman, Big Sky, Gardiner, Belgrade, and everywhere in between.
